Roof Cleaning

East Bay's Trusted Roof Cleaning Specialists

Moss, algae, and black streaks on your roof aren't just cosmetic; left alone, organic growth traps moisture against shingles and tiles and shortens how long your roofing materials hold up. Our soft-wash technique kills and removes organic growth without the damage that comes from pressure washing a roof: a mistake that can crack tiles, strip shingle granules, or force water under your roofing system. We serve homeowners and businesses across Pleasanton, Dublin, San Ramon, Danville, Alamo, Walnut Creek, Moraga, Orinda, and Lafayette.

Method

Why Soft Washing Is the Only Safe Method for Roofs

Pressure washing and roof cleaning don't belong in the same sentence. High-pressure spray strips the protective granules off asphalt shingles, can crack tile, and forces water up under flashing and roofing panels where it doesn't belong.

Soft washing uses low pressure combined with a specialized cleaning solution that kills moss, algae, and lichen at the root; it then rinses them away gently. It's the method roofing manufacturers actually recommend, and it's the only method we use on roofs.

Diagnose It

Signs Your Roof Needs Cleaning

  • Black streaks running down shingles (usually algae: Gloeocapsa magma)

  • Green or gray patches (moss or lichen)

  • Visible growth in shaded areas or valleys where debris collects

  • Granule buildup in gutters (a sign shingles are breaking down faster than they should)

  • Neighbors' roofs already cleaned or replaced; algae spreads roof to roof by airborne spores

Local Conditions

Common Roof Issues Across the East Bay

Roof problems aren't identical from city to city: terrain, tree cover, and water supply all play a role in what shows up on your roof and how fast.

Moraga, Orinda & Lafayette (Lamorinda)

Highest Risk

These are the most heavily wooded, canyon-terrain communities in our service area. Dense oak canopy and fog that lingers in the valleys create the ideal conditions for moss, algae, and lichen; they also drive regular leaf and debris buildup in valleys and gutters. This is our highest-risk zone for organic growth.

Danville & Alamo

Moderate Risk

Sitting at the base of Mt. Diablo, these areas see a mix of shaded, mature-tree neighborhoods and more open hillside lots. Expect moderate moss and algae risk in shaded areas, plus dust and wildfire-season ash buildup given the proximity to open wildland.

Pleasanton, Dublin & San Ramon (Tri-Valley)

Lower Moss Risk

Newer developments with less mature tree cover and a hotter, sunnier microclimate mean lower moss risk overall; UV-driven granule wear and dust or pollen accumulation are the bigger concerns. Dublin and San Ramon also sit on harder DSRSD water, which adds mineral-staining risk on tile roofs during cleaning if it isn't rinsed correctly.

Walnut Creek

Mixed Risk

A mix of both patterns: older, shaded neighborhoods behave like Lamorinda (moss and algae risk), while open and commercial areas behave more like the Tri-Valley (dust, UV wear, less organic growth).

Roof Cleaning FAQs

Frequently Asked Questions About Roof Cleaning in the East Bay

Yes. Soft-wash roof cleaning is designed to be safe for most roof types, including asphalt shingles, tile, slate, and metal roofs. It uses low pressure combined with specialized cleaning solutions, so it cleans effectively without damaging shingles or forcing water under the roofing system.

Most roofs should be cleaned every 2 to 3 years, depending on climate and surrounding environment. If your home is surrounded by trees, moisture, or heavy shade, you may need more frequent cleanings to prevent buildup.

Roof cleaning removes existing moss and algae, but “permanent” depends on conditions. The treatment kills and removes current growth, and many professional solutions also slow regrowth. However, in damp or shaded areas, moss and algae can eventually return over time, so periodic maintenance is recommended.

Pressure washing a roof risks cracking tiles, stripping shingle granules, and forcing water under flashing, damage that can be more expensive than the algae problem you started with. Soft washing avoids all of this.

Pricing depends on roof size, pitch, material, and how much buildup there is. Call 925-487-8688 for a free estimate specific to your roof.
